By looking at recent sales within your neighbourhood, you can begin to gain an understanding of the value of your home.

The most appropriate way to look at recent sales is through a comparative market analysis or CMA. A CMA takes a number of factors into account when valuing your home, including renovations, functionality, number of bedrooms and bathrooms, and any other unique characteristics. As a seller, you have the final say when it comes to the list price of your property, but a properly executed CMA will help you make the most educated decision possible. You may learn that the buyers of your neighbours house overpaid for their home – or you may realize that your home is worth more than you anticipated.
